Letting and historical market returns — as fact, not a promise
What we solve
- Rental works differently across markets: some rely on long-term leases with annual contracts, others on short-term tourist rentals (with licensing and seasonality). We explain how it works in a specific country (Cyprus, Greece, Spain, Bali, Thailand), which permits are required, and who actually manages the property.
- Historical yield dynamics are a market fact, not a promise. According to analytical sources (for example, Tranio and open market statistics), rental yields across segments have historically ranged from ~2–12% per year, with European new builds around 7%, and some markets such as Dubai historically cited at 10–15%. These are retrospective figures from sources, not a guarantee or a forecast of your result.
- The legal cleanliness of a property is a key risk. We arrange verification of ownership title, encumbrances, construction and rental permits, the developer's status, and contract terms before you commit any funds.
- The 'real estate + residence permit' link is not automatic: in several countries buying property above a certain amount may be grounds for residency, but conditions, thresholds, and the list of countries change. We check current requirements and tell you honestly whether a specific property qualifies for a status.
- We do not select the properties themselves inside Grand Life — this cascades to the dedicated Estate Frontier real estate site, which hosts verified listings. Grand Life handles transaction support, legal due diligence, and rental setup.
How it goes
- 01
Briefing and goal review
3–5 daysWe discuss the country, budget, investment horizon, and rental expectations. We show historical market dynamics from sources as a fact (not a promise) and explain the tax and legal context, so you make the investment decision consciously and on your own.
- 02
Property selection via the real estate site and legal due diligence
2–4 weeksWe direct you to the Estate Frontier catalog matched to your criteria; for the chosen properties we arrange legal verification of title, encumbrances, permits, and the contract. We filter out options with risks.
- 03
Transaction support and paperwork
4–8 weeksWe support negotiations, the sale contract, payment, and title registration. Where needed we coordinate the notary, lawyer, and bank account. If the property and amount qualify for residency, we prepare the status documents in parallel.
- 04
Rental launch and handover to management
2–4 weeksWe help arrange rental permits, select a management company, and sign the lease. From then on the property is run by a management company or rental operator, and you receive reporting.
Investment decisions are the client's. Grand Life Concierge supports the deal; asset selection is via the real estate site.

FAQ
What is the yield on these markets?+
We cite only historical dynamics from sources (for example, Tranio and open market statistics) and do not promise any result. Historically, rental yields across segments ranged from ~2–12% per year, with European new builds around 7%, and for some markets such as Dubai sources cited 10–15%. These are retrospective market facts, not a guarantee or forecast of your yield; your result depends on the property, management, and market conditions.
Does buying a property grant residency?+
Not always and not automatically. In several countries buying property above a certain threshold may be grounds for a residence permit, but conditions, amounts, and the list of countries change regularly. We check the current requirements for the specific country and property and tell you honestly whether this option qualifies for a status.
How do you check a property before purchase?+
We arrange legal due diligence: ownership title and its transfer history, encumbrances and liens, construction and rental permits, the developer's status and reputation, and the contract terms. If the review reveals risks, we say so directly and do not recommend the deal.
Who manages the rental after purchase?+
Typically the property is run by a professional management company or rental operator in the country: they handle check-ins, maintenance, rental tax reporting, and tenant communication. We help select such a company and sign the agreement; you receive regular reporting.
What taxes apply to rental income?+
Rental taxation depends on the country, the owner's status (individual/company), and the rental type; rates and deductions change. We provide a reference on the current regime of the specific country and recommend confirming the calculation with a local tax adviser before the deal. Grand Life Concierge does not replace a tax or investment adviser.
Do you help pick a specific property?+
Property selection itself cascades to the dedicated Estate Frontier real estate site with verified listings, where you choose an option matching your criteria. Grand Life handles transaction support, legal due diligence on the chosen property, paperwork, and rental launch. The final investment decision is always yours.
