Legal consultation — Spain

In Spain many procedures go through a notary, and a foreigner usually needs an NIE number. We frame the question and bring in a lawyer for it.

FAQ

What is an NIE and when do I need it?+

It's a foreigner's identification number needed for many legal actions. A lawyer will advise on how to get it.

How do I learn who owns a property and whether it has debts?+

A lawyer requests a nota simple from the Property Registry — it shows the owner, encumbrances and charges. This is done before the deposit and signing.

What matters in the deposit (arras) contract?+

A lawyer reviews the deposit terms and the consequences of either party withdrawing before you pay. If you can't attend, the deal can proceed through a notarial power of attorney.
